2727 Turtle Creek
Project Overview
Lindamood demolished the former Republic Insurance office tower and adjacent precast parking structure within the highly developed Turtle Creek corridor of Dallas. The 11-story building had undergone multiple structural modifications over its 50-year lifespan, requiring the demolition to be treated as two distinct structural systems. Following comprehensive interior gutting and engineered preparation, the north and south sections of the tower were imploded simultaneously using differentiated shot patterns and sequencing to maintain control of the structure within an extremely tight urban footprint.
Key project elements included:
Controlled implosion of an 11-story office tower
Parking garage located within 10 feet of multiple property lines
Differentiated blast design to address structural modifications
Close coordination with adjacent residential and hospitality properties
Mechanical demolition of precast garage without operational disruption
Grading and temporary stormwater retention to support redevelopment
The project was executed without impact to neighboring properties, including the Rosewood Mansion, Cantabria at Turtle Creek, and surrounding residential communities. The site was successfully transitioned for a five-acre mixed-use redevelopment, including retail, office, hotel, and residential towers.
